How to permanently remove mold and inform landlord?« Back to Previous Page

We've lived in our Jumeirah villa for 2 years and just noticed a bunch of black spots spreading on the wall behind our wardrobe. It’s been worse since the humidity spiked last month. I’m really worried about my family breathing this in. What’s the best way to get rid of this mold for good and is this something I should report to my landlord?

That black mold growth behind the wardrobe is a classic sign of a hidden moisture issue, made worse by our recent high humidity. The wall likely has condensation or a small leak that the furniture traps against the surface.

For permanent removal, simply wiping it is insufficient. The visible growth is just the surface; the hyphae (root system) penetrate the porous material. You must identify and fix the moisture source first. In Dubai villas, this is often condensation from an AC unit's cold air meeting the humid outdoor air, a small plumbing leak in the wall, or moisture wicking from the ground.

You should formally report this to your landlord immediately. Under Dubai Law No. 26 of 2007 (as amended), landlords are responsible for maintaining the property's structure and ensuring it is habitable, which includes addressing issues like damp and mold that affect indoor health. Send them a dated email with clear photographs; this creates a formal record of notification.

For remediation, move the wardrobe to fully expose the area. For small patches, a solution of white vinegar or a specialist mold remover can clean non-porous surfaces. However, for porous materials like drywall or plaster that is stained, the affected section often needs to be cut out and replaced after the moisture problem is resolved. Given the spread you describe, a professional inspection is strongly advised to diagnose the exact moisture source and assess the full extent. They can provide a detailed report for your landlord and verify the remediation was successful through post-clearance testing.
