How to permanently remove mold behind toilet in Jumeirah?« Back to Previous Page

We've lived in our Jumeirah Village Circle apartment for 2 years and just noticed black, fuzzy patches growing behind the toilet tank where it meets the wall. The AC in the apartment seems to make the whole place feel damp, and this corner never gets any air flow. What's the most effective way to kill this mold for good, and should I call my landlord first or just handle it myself?

The black mold behind your toilet is a common issue in Dubai apartments, caused by high humidity and poor airflow. Your AC, while cooling, often contributes by creating condensation in stagnant corners. For a permanent fix, you must address both the visible growth and the moisture source.

Start by mixing a solution of one part distilled white vinegar to one part water in a spray bottle. Spray the area thoroughly and let it sit for an hour before scrubbing with a stiff brush. Avoid using bleach, as it only removes surface discoloration and does not kill the root structure of the mold. After cleaning, ensure the area is completely dry. Use a fan or a hairdryer on a cool setting to speed up drying.

To prevent its return, you must improve ventilation. Run the bathroom exhaust fan for at least 30 minutes after every shower. For that perpetually damp corner, a small, portable electric dehumidifier can make a significant difference. Wiping down walls and floor surfaces after use also removes residual moisture.

Under Dubai tenancy law, structural maintenance and issues arising from building defects are typically the landlord's responsibility. You should notify them in writing about the mold, as its presence often indicates a persistent humidity problem they are obligated to address. They may need to improve the bathroom's sealing or ventilation system.

If the mold returns quickly after a thorough cleaning, or if the affected area is larger than one square meter, a professional inspection is recommended to identify hidden moisture sources and assess the spore concentration. A certified mold inspector can use moisture meters and thermal cameras to find the root cause and provide a remediation plan.
