How to permanently remove mold from AC and wall?« Back to Previous Page

Our AC unit in the master bedroom has been leaking a bit, and now I’m seeing black spots along the bottom of the wall behind the bed. It’s been extra humid the last few weeks and the musty smell is really strong in the mornings. What’s the most effective way to get rid of this mold for good and stop it from coming back, especially with our climate?

A leaky AC unit is the likely source. The wall mold is a symptom; the unit itself is the reservoir. In Dubai's climate, this combination of moisture and heat creates a perfect environment for rapid mold growth.
For a permanent solution, you must address both the wall and the AC system. Start by fixing the leak. A qualified HVAC technician needs to inspect the condensate drain pan and line for blockages or damage, which are common causes. Until the leak is repaired, the moisture problem will persist. For the wall, surface cleaning is not enough. The porous drywall can harbor mold deep within. For a small, surface-level area (under one square meter), you can carefully clean it with a mixture of detergent and water, wearing an N95 mask and gloves. However, given the leak source and strong musty odor, the infestation is likely more extensive behind the wall. Professional remediation is strongly advised to safely remove and replace affected building materials, preventing spores from spreading. To stop it from returning, after remediation, ensure the AC leak is fixed and consider having the entire ductwork and evaporator coils professionally cleaned to remove any internal microbial buildup. Maintain indoor humidity below 60% using a dehumidifier, especially during humid summer months. Improve airflow in the room by not pushing furniture directly against walls and running exhaust fans. For verification, a professional inspection can use moisture meters and borescopes to assess the full extent of the damage behind the wall. A company with its own microbiology lab can also test to identify the mold species, which informs the safest and most effective removal protocol. |
