How to permanently remove mold from AC closet in Dubai?« Back to Previous Page

The AC in my bedroom closet has been leaking a little and now the back wall has a huge patch of black mold. We wiped it down with bleach last weekend but it’s already coming back with a vengeance. I’m worried it’s spreading spores into the AC system and affecting the air we breathe. What’s the most effective, long-term solution to kill this for good and prevent it from returning in Dubai’s humidity?

Bleach only removes surface discoloration on porous materials like drywall, which is why it returned. The mold's root structure remains deep within the wall. In Dubai's high humidity, with a constant moisture source from the AC leak, regrowth is inevitable and indicates a significant infestation.

The only permanent solution requires addressing both the moisture source and the contaminated materials. First, an HVAC technician must fix the condensate drain line or drip pan leak causing the water accumulation. Until that is resolved, any cleaning is temporary. For the wall itself, porous materials like contaminated drywall or insulation must be physically removed and safely discarded, as they cannot be fully remediated. The underlying wall cavity should then be HEPA-vacuumed and treated with an EPA-approved antimicrobial agent designed for building materials.

Given the mold's proximity to the AC unit, spores have almost certainly entered the system, contaminating the ductwork and becoming airborne throughout the room. A comprehensive approach must include professional cleaning of the AC’s evaporator coils, drip pan, and adjacent air ducts to prevent continuous recirculation.

For a case of this severity, a professional inspection is strongly advised to assess the full extent. Reputable remediation firms in Dubai follow standards like the IICRC S520 and will use containment barriers and negative air machines to prevent cross-contamination during the removal process. Finally, after fixing the leak and removing the mold, controlling the environment with a dehumidifier or ensuring your AC runs consistently to manage humidity is key to preventing recurrence.
