How to permanently remove mold from AC leak in Mirdif villa?« Back to Previous Page
|
The AC in my bedroom has been leaking a little onto the carpet for a couple of weeks and now I’m seeing a bunch of black and green spots spreading out from the wall behind the unit. It’s in my villa in Mirdif and the smell is getting really strong and earthy. What’s the most effective way to get rid of this for good without having to replace the entire wall?

Stop using that AC immediately and turn it off at the circuit breaker. The persistent moisture from the leak has allowed mold to colonize not just the surface but likely deep within the wall cavity and insulation. In Mirdif's climate, this rapid growth is common.
Permanent removal is a multi-step process. First, a professional inspection with a borescope is needed to assess the extent of damage inside the wall. The AC unit itself must be serviced to fix the leak at its source—usually a clogged drain line or faulty condensate pump. All contaminated porous materials, like the wet carpet and damaged drywall, must be removed and bagged for disposal. The remaining structure then requires HEPA vacuuming and antimicrobial treatment to address hidden colonies. Simply cleaning the visible spots will fail; the mold will return from inside the wall. For a villa, remediation should follow DM guidelines for proper containment to prevent spores from spreading to other rooms. After remediation, the area must be thoroughly dried with industrial dehumidifiers before repairs can begin. The most effective approach is a full remediation protocol, which a certified provider can outline after a diagnostic visit. |
