How to permanently remove mold from inside my wall?« Back to Previous Page

My kids have been coughing and I suspect it's from the mold that keeps coming back in the corner of our master bedroom. We're in a Jumeirah villa and I've scrubbed the wall clean twice, but after a few weeks, the black spots just reappear behind the wardrobe. I'm worried it's inside the wall itself. What's the most effective way to permanently get rid of this and stop it from coming back?

The recurring mold behind your wardrobe suggests a persistent moisture source, likely inside the wall cavity. In Dubai's climate, this is often caused by a small, hidden plumbing leak from an AC condensate drain or a pipe, or by significant thermal bridging where the wall is much colder than the room, causing constant condensation.
Scrubbing the surface is ineffective because the mold's root system (mycelium) is growing deep within the gypsum board or insulation. To permanently resolve this, the affected drywall must be removed. A professional inspection with a borescope can confirm the extent of the damage without unnecessary demolition. The remediation process involves isolating the area, removing all contaminated porous materials like the wallboard and insulation, HEPA vacuuming the structural cavity, and treating the remaining surfaces with an EPA-approved antimicrobial. Crucially, the underlying moisture issue must be identified and repaired by a technician—this is the only way to prevent it from returning. After remediation, rebuilding with moisture-resistant gypsum board (green board) and ensuring the wall is properly insulated to prevent future condensation is key. For a situation with health symptoms involved, post-remediation verification (clearance testing) is advised to confirm the space is safe. |
