The most effective method is a multi-step process. First, a professional must fix the AC leak permanently. Then, the affected carpet and underpad must be removed and properly discarded, as they cannot be adequately cleaned. For the concrete slab, scrubbing with a detergent solution is not enough; the mold roots (hyphae) penetrate the porous surface. Applying a dedicated antimicrobial treatment designed for masonry is necessary to kill the growth at its root.

Crucially, the area must be completely dried using industrial-grade dehumidifiers and air movers, which is nearly impossible to achieve with open windows due to the constant high outdoor humidity. Simply killing the mold without achieving thorough drying will result in regrowth quickly, often within weeks.
