How to permanently remove mold under shower sealant?« Back to Previous Page

My bathroom in our JBR apartment has had this musty smell for weeks, and I just pulled back the silicone sealant around the shower and found a ton of black, fuzzy mold underneath. It’s been so humid lately that the walls never seem to fully dry out. What's the most effective way to kill this for good and who should I call to properly reseal it so it doesn't come back?

The mold growth you've discovered under the silicone sealant is a very common issue in Dubai, particularly in high-humidity coastal areas like JBR. The persistent humidity combined with year-round AC operation creates significant condensation, providing the perfect environment for mold to thrive in concealed, damp spaces.

For a permanent solution, surface cleaning is insufficient. The hyphae (root system) of the mold penetrates the substrate. The contaminated sealant and any affected grout must be completely mechanically removed. After removal, the area needs to be treated with a professional-grade, EPA-approved fungicidal disinfectant, not just bleach, which only removes surface discoloration. The area must then be thoroughly dried using industrial air movers and dehumidifiers to achieve the correct moisture content in the wall before any resealing can occur.

Resealing is a critical step that requires a professional. They will use a high-quality, mold-resistant silicone sealant and ensure a perfect, continuous bead with no gaps or voids where moisture can infiltrate and cause a recurrence.

Given the extent of the growth you describe, I strongly recommend a professional inspection. Our certified technicians at Saniservice can conduct a thorough assessment, including moisture mapping to identify any hidden water intrusion, and execute a full remediation protocol compliant with Dubai Municipality's health and safety standards.
