How to permanently remove recurring black mold above shower?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots spreading along the ceiling above our shower in our Jumeirah Village Triangle apartment. I wiped it with a cloth but it came back even darker a week later, and now there's a really damp, earthy smell that won't go away. What's the most effective way to get rid of this for good, and should I call my building management first or just handle it myself?

Recurring black mold above a shower is almost always due to a persistent moisture source, which Dubai's high humidity and constant AC use can exacerbate. The fact it returned darker after wiping confirms an active colony; the damp, earthy smell indicates it's likely growing deeper than the surface, possibly in the ceiling material or behind it.

Your first step should be to inform your building management in writing. Under Dubai's rental and strata laws, structural moisture ingress, leaks from another unit, or faulty ventilation in common ducts are typically the building's responsibility to investigate and repair. They need to address the root cause, or the mold will keep returning. Document everything with photos and dates.

For immediate, safe cleanup of the visible area, wear an N95 mask and gloves. Use a solution of white vinegar or a dedicated mold-cleaning product, not just bleach, which only removes surface discoloration. Scrub the area and let it dry completely. A dehumidifier or increased exhaust fan use after showers is critical.

However, given the recurrence and the smell, a professional inspection is strongly advised. They can use moisture meters to locate hidden dampness and air sampling to identify the mold species, which is important for assessing risk and the correct remediation method. In many JVT apartments, this is caused by condensation from poorly insulated AC ducts in the ceiling void or a lack of adequate bathroom ventilation, both of which require a professional fix to achieve a permanent solution.
