My kids have been coughing and I suspect it's from the black mold that keeps coming back in our master bedroom closet. We live in an older building in Bur Dubai and even though I wipe it away with bleach every few months, the AC unit on that wall just makes it damp again. What's the proper way to permanently fix this so it stops coming back?

The recurring mold points to an ongoing moisture source that bleach cleaning cannot fix. Bleach only removes surface discoloration on non-porous materials and does not address the root cause. In Dubai's climate, the AC unit on that wall is likely the primary issue, causing constant condensation and high humidity inside the wall cavity.

For a permanent solution, you must first identify and stop the moisture intrusion. This requires a professional inspection to check two things: the AC unit's condensate drain line for a clog or disconnection and the wall's insulation for a thermal bridge. A clogged drain pan will leak water directly into the wall, while poor insulation allows cold from the AC to create condensation on the warm exterior wall—this constant dampness is what the mold is feeding on.

Once the moisture source is repaired, the existing mold growth inside the wall must be physically removed. For porous materials like drywall or plaster that show staining, replacement is often the only permanent solution, as mold roots (hyphae) penetrate deep where cleaners cannot reach. The area should then be HEPA-vacuumed and treated with an EPA-approved antimicrobial to address residual spores.
