How to permanently remove recurring black mold from bathroom ceiling?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black mold spreading from the ceiling corner above the shower in our Jumeirah Village Circle apartment. I tried wiping it with bleach, but it came back worse a week later, and now the paint is starting to bubble. What is the most effective and permanent way to get rid of this, and should I be calling my landlord about it or a professional cleaning company?

Recurring black mold in bathroom ceilings is a common issue in Dubai due to high humidity and condensation from showers combined with year-round AC use. Since bleach failed and the paint is bubbling, the mold has penetrated the surface, requiring a more comprehensive approach.

Your first step should be to contact your landlord immediately. Under Dubai rental regulations, structural and moisture-related issues like this are typically the landlord's responsibility, especially if there's a potential leak from the apartment above or a building envelope issue. Document the issue with photos and a written notification.

For a permanent fix, the underlying moisture source must be identified and stopped. The bubbling paint suggests trapped moisture, possibly from a slow leak or insufficient waterproofing. Surface cleaning alone will not work. The affected area needs to be properly remediated: the compromised section of ceiling must be isolated, the moldy material carefully removed, the area treated with an antimicrobial solution, and then repaired with mold-resistant paint and proper waterproofing.

Given the recurrence and severity, a professional inspection is strongly recommended to identify the exact moisture source. In many Dubai apartments, this is due to condensation from temperature differentials or hidden pipe leaks. A professional can use moisture meters and thermal imaging to pinpoint the cause. For remediation, ensure any company you hire follows a process that includes containment, air filtration, and provides post-remediation verification, such as surface sampling, to confirm removal.

To prevent recurrence, improve ventilation by running the bathroom exhaust fan for at least 30 minutes after showering and consider a dehumidifier. Wiping down wet surfaces immediately also helps reduce the moisture mold needs to grow.
