My bedroom closet on the outside wall of our villa in Jumeirah has started getting a ton of black mold on the leather bags and shoes stored inside, especially after the recent humid weather. We run the AC constantly, but it seems like the moisture is still getting in through the walls. What’s the best way to permanently seal the wall and prevent this from happening again, and should I use a specific type of paint or insulation for the UAE climate?

The mold on your closet wall is likely due to thermal bridging—where the outdoor heat meets your villa's cooled interior, creating condensation inside the wall cavity. This is a common issue in Dubai's climate, especially on external walls. Running the AC lowers air temperature but doesn't address the condensation occurring within the wall structure itself.

For a permanent fix, the wall must be properly insulated from the outside to break the thermal bridge. This involves excavating the external wall, applying insulation like extruded polystyrene (XPS) foam board for its moisture resistance, and then sealing and rendering it. This is a major structural job best handled by a qualified contractor.

Internally, do not seal the mold in with paint alone. Any mold must be completely remediated first. Once the wall is clean and dry, use a mold-inhibiting primer like one with zinc oxide, then a premium mold-resistant paint. These are designed for high-humidity environments but are only a final barrier, not the solution to the underlying condensation issue.
