The AC in our villa in Jumeirah 3 seems to be leaking condensation, and now we’ve found black mold on the wall behind the guest room curtains. The condensation leak is the root cause, so fixing that is your permanent solution. In Dubai's climate, AC units work overtime and drain lines can clog with algae or dust, causing overflow. First, check if the drain line is blocked – it's a PVC pipe usually exiting near your outdoor unit. Pouring a cup of distilled vinegar down the line can clear minor algae clogs.
For the existing mold, cleaning the surface is only a temporary fix if the moisture source remains. For small patches, a solution of diluted white vinegar (1 part vinegar to 1 part water) can be effective. However, mold on porous surfaces like drywall often penetrates deeply. Scrubbing can release spores, so wear an N95 mask and seal the area off from the rest of the house. Given the location behind curtains, the wall cavity may be affected, which is not a DIY fix. The most effective approach is to first have a certified HVAC technician address the condensation leak by clearing the drain line, checking the drain pan, and ensuring the unit is properly insulated. Then, for the mold, a professional inspection is recommended to assess the extent of growth inside the wall. Remediation often involves removing and replacing affected drywall and insulation to prevent regrowth.
