How to permanently stop closet mold on outside villa wall?« Back to Previous Page
|
My bedroom closet on the outside wall of our villa in Arabian Ranches has developed a few small black spots that keep coming back after I wipe them away. The weird thing is, it only started after the weather got really humid a couple of months ago. I’m worried it’s black mold and that it’s spreading inside the wall. What’s the best way to treat this permanently and stop the moisture from getting in, rather than just cleaning the surface?

The recurring black spots indicate an active moisture source, likely condensation from the temperature differential between your air-conditioned room and the hot outside wall—a very common issue in Dubai villas. Simply wiping it spreads spores and doesn't address the root cause.
First, confirm it's mold. While often called "black mold," the species Stachybotrys is less common than other types like Cladosporium or Aspergillus. A professional inspection with surface sampling can identify it definitively; this is crucial for understanding any health risks and the correct remediation protocol. Permanent treatment is a two-step process: moisture control and physical removal. For the moisture, the wall cavity needs assessment. The problem is often insufficient or degraded insulation within the wall, creating a cold surface where humid air condenses. Remediation typically involves opening the wall to replace insulation and installing a proper vapor barrier to prevent humid outdoor air from penetrating the cool interior space. For the mold itself, surface cleaning with detergent is insufficient if it has penetrated porous materials like drywall or the back of the closet. Affected materials often need to be carefully removed and disposed of by a trained technician to prevent cross-contamination, followed by HEPA vacuuming and antimicrobial treatment of the cavity. Until you get a professional assessment, improve air circulation around the closet. Leave the door open and ensure room AC vents are not blocked. Using a standalone dehumidifier in the room can also help reduce ambient moisture levels temporarily. |
