How to permanently stop moisture causing bedroom closet mold?« Back to Previous Page

We've lived in our villa in Jumeirah for years, but this past humid season, we found black mold spots spreading on the back wall of our master bedroom closet. It’s an interior wall, and the musty smell is really strong when you open the doors. What's the most effective way to not just clean this, but to stop the moisture from coming back for good?

The black spots and strong musty smell indicate active mold growth, which means there's a persistent moisture source. In Dubai's climate, this is almost always due to condensation from an improperly insulated cold wall meeting humid air, or a hidden leak from adjacent plumbing or the AC drain line.
First, identify the moisture source. For an interior closet wall, the most likely culprit is the air conditioning system. The chilled water pipes or air ducts running inside that wall could be poorly insulated, causing the wall surface to become cold enough for condensation to form. This constant dampness feeds the mold. Alternatively, a small leak from a pipe or a blocked AC condensate drain line could be saturating the wall from within. Do not just wipe it with bleach, as this only removes surface discoloration and can push spores into the air. The underlying moisture problem will cause it to return. For a permanent fix, a professional inspection is strongly recommended. They will use a thermal imaging camera to pinpoint the exact location and temperature of the cold spot causing condensation, or a moisture meter to find hidden water saturation. The solution often involves improving insulation around the cold pipes or ducts within the wall cavity—a job that may require opening the wall. They will also safely remediate the existing mold to prevent spore spread during repairs. To manage humidity, ensure your AC is running effectively and that the room door isn't kept closed for extended periods, which allows humidity to build up. Using a standalone dehumidifier in the room during the more humid months can also help maintain a drier environment that prevents recurrence. The goal is to keep the wall's surface temperature above the dew point. |
