How to permanently stop mold in a damp closet?« Back to Previous Page

My kids have been coughing and I suspect it might be from the black mold I keep finding in the corners of our master bedroom closet. We live in a villa in Mirdif, and even with the AC on constantly, the closet walls feel damp, especially on the side that faces the outside. We’ve wiped it down with bleach twice, but it just comes back. What’s the most effective long-term solution to stop this moisture and prevent the mold from returning for good?

Thank you for your question. This is a very common issue we encounter in villas across Mirdif and the wider UAE. The symptoms you describe, including persistent coughing, are often linked to prolonged exposure to mold spores. The fact that the mold returns after cleaning with bleach indicates a persistent moisture problem that the bleach cannot address.

The dampness on the exterior-facing wall is a critical clue. In Dubai's high humidity climate, this is likely caused by a combination of thermal bridging and condensation. Your AC, while cooling the room, causes the closet's exterior wall—which is significantly warmer—to become a condensation point. The constant cold air from the AC meeting the warm wall surface creates the perfect damp environment for Stachybotrys chartarum (black mold) to thrive.

A simple wipe-down is a temporary measure. The hyphae (root structure) of the mold penetrate deep into the porous wall material, which bleach cannot reach or neutralize. The only permanent solution requires a systematic approach.

First, the active mold colony must be professionally remediated using EPA-approved, specialized biocides that destroy the mold at its root, followed by HEPA vacuuming and abrasive cleaning to remove all spores.

Second, and most crucially, the moisture source must be eliminated. This requires correcting the thermal imbalance. The most effective long-term solution is to improve insulation on that exterior wall to prevent condensation and ensure the closet is properly ventilated. This may involve installing a passive vent grill in the closet door to allow air circulation from the room or even a small duct from the AC to balance the temperature.

Given the health symptoms and the recurring nature of the problem, I strongly recommend a professional inspection. Our certified inspectors use thermal imaging cameras to precisely identify the condensation points and moisture meters to quantify the dampness. We then provide a detailed protocol for remediation and moisture control that complies with Dubai Municipality's health and safety standards.
