How to permanently stop mold in AC vents?« Back to Previous Page

Our AC unit in the bedroom closet started leaking last month and even after fixing the drip, I’ve noticed black speckles coming back around the edges of the vent. We run the AC constantly and I’m worried the humidity is just making it a losing battle. What’s the most effective long-term solution to kill this mold for good and stop it from returning, especially in our climate?

The recurring black speckles you're observing are a clear sign of a persistent mold colony within your AC system, a common issue in Dubai due to the constant AC operation and high ambient humidity. The initial leak created the perfect environment for mold growth, and the system itself is now likely spreading spores throughout the ductwork.

The most effective long-term solution requires a comprehensive approach. First, a professional inspection using borescopes and moisture meters is non-negotiable to assess the full extent of contamination within the ducts and the evaporator coil, which is often the primary source. Surface cleaning the visible vent is a temporary fix; the entire system must be addressed.

For permanent remediation, we employ a multi-stage process. This involves contained abrasive blasting or high-efficiency vacuum extraction of the ductwork, followed by antimicrobial coating application to inhibit future growth. Crucially, the evaporator coil and drip pan must be professionally sanitized, as these are constant sources of moisture. Finally, addressing the root cause is key. Ensure the AC drain line is clear, the drip pan is properly sloped, and the unit is correctly charged to prevent excessive condensation. Installing a UV-C light system within the AC unit can provide ongoing protection by neutralizing mold spores and bacteria.

Given the health risks and complexity of HVAC systems, this is not a DIY task. Improper cleaning can exacerbate spore dispersal. For a definitive solution and to ensure compliance with Dubai Municipality's public health regulations, I strongly recommend a professional assessment.
