How to permanently stop mold in bedroom closet wall?« Back to Previous Page

Our master bedroom closet on the outside wall of our villa in Arabian Ranches has started to get a patch of black mold in the corner after the recent humidity. I’ve wiped it down with bleach, but it came back within a couple of weeks, and our clothes are starting to smell damp. What’s the most effective long-term solution to stop this from returning, especially since it’s built into the wall?

Bleach only removes surface mold but doesn't address the underlying moisture source, which is why it returns. In Arabian Ranches villas, this is commonly due to thermal bridging—where the outside heat meets your cooled interior air, creating condensation inside the wall cavity.

The most effective long-term solution requires a two-step approach: first, address the hidden moisture, and second, properly remediate the existing mold. Since it's built-in and returning, a professional inspection is strongly recommended. They use thermal imaging cameras to pinpoint the exact condensation points within the wall that you cannot see.

For a permanent fix, the insulation in that wall cavity may need to be upgraded or a vapour barrier installed to prevent condensation from forming. Simply repainting or re-plastering will not work. The existing mold must be completely removed using HEPA vacuuming and antimicrobial treatments; otherwise, it will continue to grow back from the embedded roots.

Until you get a proper assessment, improve air circulation around the closet. Leave the door ajar and ensure no furniture is pressed tightly against the outside wall. A small desiccant dehumidifier inside the closet can provide a temporary measure to protect your clothes from the damp smell, but it is not a cure for a wall cavity issue.
