How to permanently stop mold in my Marina apartment closet?« Back to Previous Page

My bedroom closet in our Marina apartment has started to get a really strong, damp smell, especially on the outer wall. I pulled out my winter clothes yesterday and found a few jackets with small black spots on them. We run the AC constantly, but I'm worried the humidity is still getting trapped in there. What's the best way to stop this mold from coming back for good?

The damp smell and black spots point to condensation forming on that outer wall, a common issue in Marina apartments. The temperature difference between your air-conditioned room and the exterior wall creates a cold surface where moisture from the humid air condenses, providing the perfect environment for mold growth. Running the AC constantly helps, but closets are often poorly ventilated, trapping that humid air.

Start by removing all items from the closet and cleaning any visible mold from the wall with a solution of detergent and water. Discard or professionally clean the affected jackets. To prevent its return, you must address the humidity and lack of air circulation. Leave the closet doors open for several hours each day to allow conditioned air to flow through. A small, battery-operated dehumidifier or moisture absorber placed inside the closet can help significantly. Ensure clothes are completely dry before storing them.

For a permanent solution, the wall's surface temperature needs to be raised. This can be achieved by improving the insulation on that exterior wall, which may require building management approval. The most critical step is to identify the moisture source. A professional inspection can use a thermal imaging camera to pinpoint the exact cold spots and a moisture meter to rule out a hidden leak, which is always a possibility. In many cases, re-sealing the window frame on that exterior wall is necessary to prevent humid outdoor air from infiltrating.
