How to permanently stop mold in seaside closet?« Back to Previous Page

My bedroom closet in our Jumeirah villa has started to get a really strong, damp smell, especially on the outer wall that faces the sea. I pulled out my winter clothes today and found a few of my sweaters have small black spots on them. We run the AC constantly, but the humidity just seems to get trapped in there. What’s the best way to stop this mold from coming back for good?

The damp smell and black spots indicate active mold growth, which is common in seaside villas due to the high ambient humidity and temperature differences between the AC-cooled room and the warmer exterior wall. This creates condensation inside the closet, providing the moisture mold needs.

First, address the immediate problem. Remove all affected items and clean non-porous surfaces with a vinegar or diluted bleach solution. Discard heavily contaminated porous items like cardboard boxes. For the sweaters, professional dry cleaning can often salvage them.

To stop it from returning, you must control the humidity and airflow. The closet is likely a dead spot for air circulation. Leave the closet doors open for several hours each day to allow the room's AC to dehumidify the space. Consider installing a small, battery-operated dehumidifier or moisture absorber like silica gel packs inside. For a more integrated solution, an HVAC specialist can adjust your system to improve airflow to that area.

The root cause may be a lack of thermal insulation in the external wall, causing it to sweat. Inspect the wall for cracks or compromised seals where humid air could be entering. In many older villas, adding proper insulation to that specific wall is the only permanent fix for recurring condensation.

For persistent issues, a professional inspection can identify the exact moisture source and mold species. They can use thermal imaging to find cold spots and moisture meters to quantify the problem, which is crucial for determining the right remediation strategy.
