How to permanently stop mold on my exterior wall?« Back to Previous Page

The wall behind our sofa in the living room has started to get these black speckles, and it’s been getting worse since the weather got more humid. I think it’s from condensation because that’s an exterior wall and we always have the AC blasting. We’re in an older building in Bur Dubai. What’s the best long-term solution to stop this mold from coming back after we clean it?

The black speckles you're describing are a classic sign of a mold colony, and your assessment is almost certainly correct. This is a condensation issue exacerbated by the specific conditions of Dubai's climate and older building construction. The exterior wall is a "thermal bridge," meaning it transfers the outside heat into your cooled interior. When the humid air contacts this significantly colder surface, condensation forms, creating the perfect environment for mold.

A simple wipe-down with bleach or vinegar is a temporary fix that addresses the symptom, not the cause. The long-term, permanent solution requires a multi-faceted approach:

1. Eliminate the Moisture Source: The core issue is the condensation on the cold wall. You must break the thermal bridge. The most effective method is to add internal insulation to that specific wall, such as insulated drywall or panels. This creates a thermal barrier, raising the surface temperature above the dew point and preventing condensation from forming in the first place.

2. Improve Air Circulation: Stagnant air allows humidity to pool. Reposition your sofa at least six inches away from the wall to permit air flow. Consider using a small oscillating fan in that area to keep air moving, especially when the room is unoccupied.

3. Control Indoor Humidity: Despite running AC, humidity can remain high. Use a dedicated dehumidifier in the living area, particularly during the more humid winter and spring months. Ensure your AC unit is serviced regularly and that its condensate drain line is not clogged, as this can contribute to indoor humidity.

For a problem of this nature, a professional inspection is highly recommended. Our certified experts at Saniservice can conduct a thorough assessment using moisture meters and thermal imaging cameras to precisely identify the extent of the moisture intrusion and the thermal bridging. We can then prescribe and execute a permanent remediation and prevention plan tailored to your building's specific structure, ensuring compliance with Dubai Municipality's health and safety standards.
