How to permanently stop shower mold and improve ventilation?« Back to Previous Page

The grout between the tiles in my master bathroom shower has been turning black with mold for the past few months, especially in the corners. I’m in a Marina high-rise and it feels really humid in there even with the exhaust fan running. I bleach it every weekend but it just comes right back. What’s a more permanent solution to stop this from happening, and should I be looking at fixing the ventilation or resealing the grout?

The recurring black mold in your shower grout is a classic symptom of excessive humidity and inadequate drying, conditions exacerbated by Dubai's high ambient humidity and year-round AC use, which creates significant condensation. Bleaching is a temporary fix; it removes surface discoloration but does not address the underlying moisture issue or the hyphal roots of the mold embedded deep within the porous grout.
A permanent solution requires a two-pronged approach: remediation and environmental control. First, the existing mold must be professionally remediated. This involves applying specialized biocides that penetrate the grout to kill the root structure, followed by a thorough extraction and cleaning process. For severely compromised grout, removal and re-grouting with a high-quality, mold-inhibitive epoxy grout may be necessary, followed by a professional sealant application. Secondly, you must address the ventilation. An exhaust fan running does not mean it is effective. We commonly find in Marina high-rises that fans are underpowered, improperly ducted (venting into a ceiling void instead of outside), or clogged with dust. A professional can measure the fan's CFM (cubic feet per minute) output to ensure it is adequate for your bathroom's volume. We recommend running the fan for at least 60 minutes post-shower and leaving the shower door open to facilitate drying. For persistent issues, upgrading to a humidity-sensing fan is a highly effective solution. Given the rapid recurrence, a professional inspection is strongly advised to assess the extent of the mold growth and identify all contributing moisture sources. Our certified inspectors use thermal imaging cameras and moisture meters to detect hidden problems.
