The AC unit in my Jumeirah Village Triangle apartment has been leaking a bit of water onto the carpet below for a couple of weeks, and now I’m seeing a small black speckled patch growing on the baseboard. I’ve wiped it with bleach, but I’m worried it’s just going to come back. What’s the most effective way to treat this mold for good and prevent it from returning, especially with our humid summer coming up?

The leak must be fixed first, as it's providing the constant moisture source for the mold. Until the AC unit's drain line or condensation pan is repaired, any cleaning will only be temporary.

For the existing growth, bleach only removes surface discoloration on non-porous materials and is ineffective on porous surfaces like wood or drywall. It also doesn't address spores within the material. The baseboard should be carefully removed and inspected for mold growth on the back and the wall behind it. Affected porous materials typically need to be discarded and replaced.

After fixing the leak and removing contaminated materials, the area should be cleaned with a dedicated EPA-approved fungicidal cleaner, not household bleach, to address residual spores. Given Dubai's high humidity, a dehumidifier can help maintain indoor levels below 60% to prevent regrowth.

For a persistent issue like this, a professional inspection is recommended to assess hidden damage within the wall cavity and the AC system itself. They can perform air and surface sampling to identify the species and concentration, which dictates the remediation protocol.
