How to permanently treat black mold in closet wall?« Back to Previous Page

Our master bedroom closet on the outside wall has started to get these black specks on our leather bags and shoes. It’s been getting worse since the humidity spiked a couple of weeks ago, and I’m worried it’s spreading to the clothes. Besides getting a dehumidifier, what’s the best way to permanently treat the closet and the wall itself to stop this from coming back every summer?

That's a classic sign of a condensation issue, very common in Dubai due to the high humidity interacting with cold exterior walls cooled by constant AC. The black specks are likely mold growth feeding on the organic material in your leather goods. A dehumidifier is a good first step, but it won't address the root cause.

First, move all affected items out and clean them according to material-specific guidelines to prevent further spread. For the permanent treatment, the wall itself is the source. You need to identify and eliminate the moisture. The most probable cause is interstitial condensation—where warm, humid air penetrates the wall and condenses on the cooler inner surface. Simply wiping the wall with bleach or vinegar is a temporary fix; the mold will return.

The only permanent solution involves a multi-step process. The wall must be professionally cleaned with antimicrobial agents to remove the existing growth. Then, the critical step is to address the condensation. This typically involves improving the wall's insulation to prevent the cold surface or applying a specialized anti-condensation coating that creates a thermal barrier. Finally, ensuring the closet is well-ventilated is essential; leaving the door ajar or installing a small vent can allow air to circulate and prevent stagnant, humid air from accumulating.

For a case like this, a professional inspection is highly recommended to confirm the moisture source and extent. They can use thermal imaging to pinpoint exactly where the cold spots are and recommend the most effective insulation or coating solution for our specific climate, ensuring the problem is resolved for good.
