How to permanently treat mold from a past leak?« Back to Previous Page

Our villa in Mirdif has been feeling really humid since the weather changed, even with the AC running constantly. I just pulled out the guest room's wardrobe to grab something and found a bunch of black, speckled spots on the back wall behind it. We had a small leak fixed in that room a few months back and I'm worried it wasn't dried out properly. What's the most effective way to treat this myself to stop it from coming back for good?

Based on your description of a past leak and the discovery of black, speckled mold behind a wardrobe in Mirdif, this is a clear case of residual moisture from an inadequately dried water intrusion event. The constant high humidity of the Dubai climate, combined with a lack of air circulation behind furniture, creates a perfect breeding ground for mold, even with AC running.

A permanent DIY treatment is high-risk and often fails because it only addresses surface growth, not the moisture reservoir within the building materials. Your first step is to isolate the area to prevent spore dispersion. Do not attempt to dry scrub the mold, as this aerosolizes spores.

For a lasting solution, the affected wall section must be professionally inspected to determine the moisture content within the plasterboard and structure. In the UAE, remediation must adhere to strict guidelines similar to international standards like the IICRC S520, which dictate containment procedures and removal methods to protect indoor air quality. Given the history of a leak, it is highly probable that the gypsum board is compromised and requires removal and replacement. The cavity behind must then be thoroughly dried using industrial-grade dehumidifiers and air scrubbers with HEPA filtration, not just fans.

Surface cleaning with biocides is a temporary measure and will not prevent recurrence if the material remains wet. For a definitive assessment and permanent remediation protocol that guarantees the mold will not return, I strongly recommend a professional inspection.
