How to permanently treat recurring black mold from AC leak?« Back to Previous Page

The AC in my apartment in Jumeirah seems to be constantly leaking, and now I’ve found patches of black mold on the wall behind the bedroom curtain. We had the maintenance guys clean it last month, but it’s already coming back with the humidity. What’s the best way to treat this myself so it doesn’t keep recurring, and should I be using a specific anti-mold paint or sealant after cleaning?

The recurring mold indicates the underlying moisture source isn't resolved. In Dubai's climate, an AC leak provides constant humidity, making surface cleaning a temporary fix. You must stop the leak first.

For the existing mold, a solution of white vinegar or diluted bleach (1 part bleach to 4 parts water) can scrub it off non-porous surfaces. Wear an N95 mask and gloves. However, if the mold has penetrated the drywall or plaster, cutting out and replacing the affected section is often necessary. Merely painting over it will not work.

Anti-mold paints and sealants can help in prone areas after the moisture source is eliminated and the wall is completely dry and clean. They are a preventative measure, not a cure. Look for products labeled as fungicidal or mildew-resistant.

The permanent solution requires a professional AC technician to repair the leak and ensure the unit’s drainage line is clear and properly insulated to prevent future condensation. Once the leak is fixed, allow the wall cavity to dry thoroughly—this can take days in our humidity. A dehumidifier can significantly speed this process up.

For a recurring issue, a professional inspection is advised to assess any hidden damage within the wall or AC system and to confirm the mold type, as some black molds can be more problematic. Dubai Municipality guidelines emphasize addressing the root cause of moisture to prevent microbial growth, which aligns with this approach.
