Our villa in Jumeirah Park is only a few years old, but we’ve just discovered black mold spots along the bottom of the wall in our youngest son's bedroom closet, which is on the ground floor. We keep the AC running constantly, but the room always feels a bit more humid than the rest of the house, especially since the weather turned hot and humid a couple of months ago. What’s the most effective long-term solution to prevent this from coming back—should I invest in a dehumidifier for that specific room, or is there something else we should be checking with the villa’s ventilation?

The mold in your closet is likely due to condensation from the high humidity, a very common issue in Dubai villas. The wall is likely a "cold bridge"—where the indoor cold meets outdoor heat, creating a perfect damp environment for mold. A dehumidifier is a good temporary fix, but it doesn't address the root cause.
First, check if the closet is on an exterior wall. If so, the insulation within that wall cavity may be insufficient for our climate, allowing condensation to form behind the skirting board. The constant AC keeps the room air dry, but the wall itself remains cold enough for moisture in the air to condense on it. For a long-term solution, start with a professional inspection. A certified mold assessor can use a thermal imaging camera to identify the exact spots of condensation and moisture intrusion that you cannot see. They can determine if the issue is inadequate insulation, a small plumbing leak, or even pressure differences caused by your AC system that draw humid air into the cavity. Simultaneously, improve air circulation inside the closet. Leave the closet doors open for a few hours each day, and avoid overpacking it with clothes. Consider installing a louvered door or small ventilation grilles to allow conditioned air to flow through, preventing stagnant, humid pockets. While a standalone dehumidifier will help, a more permanent solution could be installing a whole-home dehumidification system integrated with your AC, which is highly effective in Dubai's climate. However, correcting the building envelope—the insulation and vapor barrier—is often the definitive fix to stop the condensation cycle. |
