The AC unit in our master bedroom in our Jumeirah villa has been leaking a bit of water onto the carpet below for a couple of weeks. I keep wiping it up, but the wall behind the unit is starting to feel damp and I’m worried about mold growing inside where I can’t see it. What’s the most effective way to treat the area and prevent black mold from taking hold inside the AC itself?

Stop wiping and fix the leak first. The continuous moisture is the primary fuel for mold growth. In Dubai's climate, with high humidity and constant AC use, this creates an ideal environment for mold, including species like Stachybotrys (black mold), inside the unit and the wall cavity.
Immediately turn off the AC unit at the circuit breaker to prevent electrical issues and stop the water flow. Contact a licensed HVAC technician to identify and repair the source of the leak, which is often a clogged condensate drain line or a faulty installation. This is a non-negotiable first step. For the damp wall and carpet, dry the area thoroughly. Use fans and a dehumidifier for at least 48 hours. Pull back the carpet if possible to check the underlay and subfloor; if they are wet or smell musty, professional drying equipment is needed. Simply surface cleaning is insufficient if moisture has penetrated. Once the area is completely dry, the interior of the AC unit and adjacent ducts must be inspected for existing mold growth. This is not a DIY task, as disassembly is required. A professional inspection with documented before-and-after testing is the only way to verify the unit is clean and the wall cavity is free of hidden mold. Without this, spores will quickly regrow after the unit is restarted. |
