How to prevent mold from AC leak in humid climate?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be leaking a little water onto the carpet below the unit. I've noticed a faint damp smell in the living room for the last couple of weeks, and I'm terrified of black mold growing in the carpet pad where I can't see it. What's the best way to dry this out completely and prevent mold from starting in this humid climate?

First, stop the leak. Turn off the AC unit at the circuit breaker to prevent further water damage and electrical hazards. The source is likely a clogged condensate drain line, which is very common here due to dust and high AC usage. You'll need an HVAC technician to clear the line.

For the wet carpet, surface drying isn't enough. In Dubai's humidity, mold can develop in the carpet padding within 24-48 hours. Pull the wet section of carpet back from the wall to expose the soaked pad and the subfloor. Use a wet-dry vacuum to extract as much water as possible, then place high-capacity dehumidifiers and fans directly at the exposed area. This process is critical and often takes 2-3 days to dry the pad and subfloor completely.

The faint damp smell strongly suggests microbial growth has already started. Drying alone won't kill existing mold spores. After the area is completely dry, a professional inspection with moisture meters is the only way to confirm the carpet pad is not harboring hidden mold. In many cases, the contaminated padding must be removed and replaced to solve the odor and health risk permanently.

To prevent recurrence, ensure your HVAC technician performs a full system clean, including the drain pan and lines, as part of your regular AC maintenance schedule.
