How to prevent mold in closet on villa's outer wall?« Back to Previous Page

My bedroom closet on the outside wall of our villa in Arabian Ranches has started getting a fuzzy black mold on leather bags and shoes. It’s worse since the weather got more humid, and I’m constantly having to clean it off. What’s the best long-term solution to stop the moisture from getting in there and prevent this from coming back every season?

The fuzzy black mold on your leather items is a classic sign of condensation forming on that outer wall, a very common issue in Dubai villas, especially during the humid summer months. The outer wall is likely cooler than the indoor air, causing moisture to condense and create the perfect damp environment for mold to thrive.

For a long-term solution, start by increasing air circulation inside the closet. Leave the closet doors open for a few hours each day and consider installing a small battery-operated dehumidifier or a moisture absorber like silica gel packs inside. This is a critical first step to manage the immediate micro-climate. Next, inspect the wall itself. Ensure the villa's AC is running consistently to maintain stable humidity levels, and check that the closet isn't blocked by furniture, allowing the wall to "breathe" and stay closer to room temperature.

If the problem persists, the issue may be more structural. The wall might lack proper insulation or there could be a tiny hidden breach in the exterior waterproofing (a common issue after our intense summer heat) allowing minimal moisture ingress. In such cases, a professional inspection is the most effective path. They can use thermal imaging cameras to identify cold spots (thermal bridges) and pinpoint the exact source of the moisture—whether it's purely condensation or something more.

Addressing this might involve adding vapour barrier paint or improving insulation on that specific wall. Since the mold is recurring on valuable items, a professional assessment can save you significant time and cost in the long run by correctly diagnosing the root cause.
