How to prevent mold in humid Dubai closet permanently?« Back to Previous Page

My bedroom closet on the outside wall of our villa in Jumeirah has started getting black fuzzy mold on our shoes and bags. It’s been getting worse since the weather turned more humid a few weeks ago, even though we run the AC constantly. What’s the best long-term solution to stop the moisture from coming in and prevent this from happening again every season?

That's a classic Dubai condensation issue, especially in villas. The problem isn't the AC running; it's likely that the closet's exterior wall is a "cold bridge." Humid outdoor air penetrates the wall, then condenses on the cooler interior surface inside the closet, creating a perpetual damp spot.
First, address the immediate problem. Remove all affected items and clean the closet walls with a solution of white vinegar or a dedicated mould remover. Discard any severely contaminated porous items like cardboard boxes. For the long-term solution, you need to manage both temperature and humidity in that space. Improve air circulation by installing louvered closet doors or leaving the doors slightly ajar. Place a small electric dehumidifier or several large silica gel desiccant bags inside the closet; this is a very effective and low-energy way to control moisture in enclosed spaces. The most permanent fix involves addressing the building envelope. The exterior wall needs to be inspected for cracks or failed sealant where humid air is entering. The insulation value of that specific wall may be insufficient for our climate, causing the severe condensation. A professional inspection can identify these thermal bridging issues. In some cases, injecting insulation or applying a thermal barrier coating on the interior wall surface can resolve the temperature differential that causes the condensation. For a villa in Jumeirah with a persistent issue, a professional assessment is the best course to find the exact source of moisture intrusion and recommend a structural solution, as surface cleaning alone will not stop it from returning every humid season. |
