How to prevent mold on exterior wall in Dubai villa?« Back to Previous Page

Our villa in Jumeirah has been feeling really humid even with the AC running constantly. I just pulled out our large wardrobe in the master bedroom to rearrange and found a patch of black, fuzzy mold growing on the back of it and the wall behind. I’m worried it’s because the wall is an exterior one that gets the afternoon sun. What’s the best long-term solution to stop this from coming back after I clean it?

The issue you're describing is common in Dubai due to the high ambient humidity and temperature differential between the hot exterior walls and the cooled interior air, which causes condensation—a perfect environment for mold. Simply cleaning the visible growth is a temporary fix; the long-term solution requires controlling the moisture.

First, address the condensation point. An exterior wall receiving direct afternoon sun acts as a heat bridge. Consider adding external cladding or internal insulation to that specific wall to reduce the temperature difference and prevent moisture from forming. Ensure your air conditioning is correctly sized and functioning to maintain stable humidity levels indoors; it should be removing moisture from the air, not just cooling it. Running a standalone dehumidifier in that room, especially during the more humid winter months, can provide significant help.

Improving air circulation behind large furniture is critical. Move the wardrobe at least a few inches away from the wall to allow air to flow. For a more permanent solution, a professional inspection can identify if there's a more serious breach or insulation failure within the wall cavity itself. They can also perform a moisture meter reading on the wall to quantify the problem before and after any remediation. For extensive or recurring growth, a lab test can confirm the mold type and inform the most effective cleaning protocol. The goal is to make the environment inhospitable by tackling the root cause: excess moisture.
