How to professionally check for hidden AC mold?« Back to Previous Page

The AC unit in our master bedroom in our Jumeirah villa has been leaking a bit of water onto the carpet below for a couple of months. We keep wiping it up, but I'm worried that mold might be growing inside the unit or under the carpet where we can't see it, especially with the humidity. What's the most effective way to professionally check for hidden mold and prevent it from coming back after we fix the leak?

Persistent AC leaks in Dubai's humidity create ideal conditions for hidden mold growth. The most effective professional approach combines visual inspection, moisture mapping, and air/surface sampling.

A certified inspector will first use a borescope camera to examine inside the AC unit and ductwork for visible microbial growth. They'll then use a moisture meter to map dampness levels in the carpet, underlay, and subflooring, identifying areas you cannot see. To assess airborne spores, they should conduct air quality tests comparing the bedroom's air to an outdoor control sample. Finally, surface samples (tape-lift or swab) from inside the unit and under the carpet should be sent to an accredited microbiology lab for genus/species identification. This is crucial, as some species like Aspergillus pose higher health risks than common Cladosporium.

Prevention starts with a permanent fix for the leak by a qualified HVAC technician—often a clogged condensate drain line is the culprit. After the leak is resolved, any water-damaged carpet and underlay must be removed and discarded, as they cannot be properly sanitized. The subfloor should be professionally dried and treated with an antimicrobial solution before new flooring is installed. To prevent recurrence, ensure your AC unit is serviced and cleaned at least twice a year, as DHA guidelines recommend for our climate. Consider installing a UV-C light system inside the AC unit, which can help significantly reduce microbial regrowth between professional cleanings.
