How to professionally clean mold from my AC system?« Back to Previous Page

The AC in my apartment seems to be blowing out a really damp, earthy smell, especially when it first turns on. I’ve been waking up with a stuffy nose and a sore throat for the past couple of weeks, and my eyes are constantly itchy. I just pulled the filter out and the back of it is covered in black and green fuzzy spots. What’s the best way to get this professionally cleaned to make sure it’s not making us sick?

That fuzzy growth on your AC filter is a clear sign of mold colonization, and your symptoms are a common reaction to the spores it's releasing. In Dubai's humid climate, AC systems are prime breeding grounds for mold due to constant condensation inside the units.

For a situation like yours with visible growth and health symptoms, a simple filter change and surface clean won't be sufficient. The mold you see is likely just the tip of the iceberg, with growth extending deep into the evaporator coils and drip pan. The most effective approach is a professional deep cleaning of the entire air handling unit.

A reputable service will start by containing the work area to prevent cross-contamination. They should then use specialized equipment, like high-powered truck-mounted vacuums with HEPA filtration, to remove all loose spores from the ductwork. This is followed by a thorough antimicrobial cleaning of the evaporator coils, drain pan, and blower assembly to address the root cause of the moisture and biological growth. They must also identify and rectify the source of excess moisture, often a clogged condensate drain line.

Crucially, you should request a post-remediation verification test. This is an air quality test conducted after cleaning to confirm that spore counts inside your home have returned to safe, ambient levels. This is the only way to objectively verify the cleanup was successful. Look for providers who can show documented before-and-after evidence from an accredited lab, not just a visual inspection.
