How to properly inspect and clean AC ducts for mold?« Back to Previous Page

The AC in our bedroom in Jumeirah Village Circle has been making this damp, musty smell every time it kicks on. I just changed the filter last month but the smell came back after a couple of weeks, and I'm worried it's mold in the ducts. What's the best way to get a proper inspection done to find the source and make sure it's completely cleaned to stop this from happening again?

Your situation in Jumeirah Village Circle is common due to Dubai's high humidity and constant AC use, which creates condensation inside ducts—a perfect environment for mold. Simply changing the filter won't solve it if the source is deeper within the system.

A proper inspection for suspected mold isn't a visual check. It requires a certified inspector using a fiberoptic borescope to examine the interior of your ductwork and plenum for microbial growth. They should also take air and surface samples for lab analysis to identify the mold species and spore count, which determines the necessary cleaning protocol and health risk.

For a lasting solution, the cleaning must address the entire system, not just the visible parts. This involves using HEPA vacuuming and antimicrobial treatments on the ducts, evaporator coils, and drip pans. Crucially, the process must identify and rectify the moisture source, often a clogged condensate drain or inadequate insulation, to prevent immediate regrowth.

When hiring a company, ask if they provide before-and-after documentation, including lab results showing a measurable reduction in spore counts. This verifiable evidence is what separates a proper remediation from a superficial cleaning that will see the smell return in weeks.
