How to properly inspect and fix AC ceiling mold?« Back to Previous Page

The AC in my bedroom unit has been leaking a bit and now I'm seeing these small black spots in the corner of the ceiling. I wiped them away with vinegar, but they came back within a couple of weeks and the room still feels damp. What's the best way to get a proper inspection to find the source of the moisture and make sure it's completely solved?

The black spots you’re seeing are a classic indicator of active mold growth, a common issue in Dubai due to our high humidity and year-round reliance on AC systems. Wiping with vinegar is a temporary surface fix but does not address the moisture source or the hyphal roots penetrating the building material.

A proper inspection must begin by identifying the source of the AC leak. This is often due to a blocked condensate drain line, a damaged drain pan, or insufficient insulation on the cold air ducts causing significant condensation. The moisture has likely saturated the ceiling slab and potentially the insulation behind it, creating a persistent reservoir for mold.

For a definitive assessment, a professional inspection is critical. Our certified inspectors use a combination of thermal imaging to pinpoint moisture pockets invisible to the naked eye and borescopes to inspect inside wall cavities and ductwork. Air and surface sampling are then conducted to identify the mold species and spore concentration levels, which is essential for determining the correct remediation protocol, especially as some species like Aspergillus can be more prevalent here.

Attempting a DIY fix often leads to recurrence and can aerosolize spores, spreading the contamination. The remediation process involves isolating the area, using HEPA filtration, removing and disposing of contaminated porous materials (e.g., drywall, insulation) as per Dubai Municipality guidelines, and thoroughly treating the area with EPA-approved biocides before repairing the AC fault and reconstructing.

For a comprehensive inspection and permanent solution to the moisture and mold, I strongly recommend contacting our specialists at Saniservice. Call 800-MOLDS (800-66537) or email hello@saniservice.com to schedule a diagnostic assessment.
