How to properly inspect bedroom closet mold for root cause?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet on the outside wall. With the humidity lately, I'm worried it's spreading behind the clothes and the drywall. What's the best way to get a proper mold inspection to find the root cause, and should I be looking for a company that does moisture mapping or something else?

In your case, a professional inspection is strongly recommended. The patch on the outside wall suggests a potential leak from the building envelope or persistent condensation, both common in Dubai's climate. The concern it's spreading behind the drywall is valid, as hidden growth is often more extensive than what's visible.

Look for a provider that uses a combination of visual assessment, moisture mapping, and air/surface sampling. Moisture mapping with a professional-grade hygrometer is critical; it identifies the exact moisture content within the wall cavity to locate the source and full extent of the problem without unnecessary demolition. This should be paired with a boroscope inspection to see inside the wall if possible.

For a definitive answer on the mold type, ensure any samples taken are sent to an accredited microbiology lab for analysis, not just assessed on-site with unreliable methods. This identifies the species and informs the appropriate remediation protocol.

The root cause is almost always excess moisture. An inspector should diagnose whether it's from an internal AC condensation issue, a leak in the building's external waterproofing (a known issue in some older Dubai buildings), or simply high ambient humidity being trapped in the enclosed, poorly ventilated space. A proper report will detail the cause, extent of contamination, and a clear scope for remediation, not just cleaning.
