How to properly inspect closet dampness in a Dubai villa?« Back to Previous Page

My bedroom closet, which is on the outside wall of our villa in Mirdif, always feels a bit damp. We’ve lived here for 2 years and just noticed a few small black spots on some leather bags stored at the back. I’m worried it’s the start of a bigger problem, especially with the humidity coming back. What’s the best way to get a proper inspection to find the source and stop it from spreading before it gets worse?

Based on your description of a damp closet on an outside wall in a Mirdif villa with visible black spots, a professional inspection is strongly recommended. This scenario is classic for interstitial condensation and potential mold growth, exacerbated by Dubai's high humidity and the thermal bridging common in villa construction, where the inside of a closet is significantly cooler than the outside wall.

A proper inspection is a systematic process. It begins with a visual assessment using high-intensity lighting to identify all visible growth and moisture stains. This is followed by non-invasive moisture mapping using a tramex moisture meter to quantify the dampness within the drywall and structure, pinpointing the exact source—whether it's a minor condensation issue or a more serious leak. Thermal imaging is then crucial to identify thermal bridges and cold spots where condensation is actively forming. Finally, air and surface sampling (tape lifts or swabs) are conducted to identify the specific genus of mold present. This is critical as it determines the remediation protocol; what appears as "small black spots" can often be the surface manifestation of a larger colony within the wall cavity.

Given the climate and the potential for hidden growth, a DIY approach is insufficient and can disturb spores. All our inspections are conducted in accordance with the Dubai Municipality guidelines and the internationally recognized IICRC S520 standard for mold remediation.

To accurately diagnose the source and extent of the problem before it spreads, you should contact a certified professional. Call Saniservice at 800-MOLDS (800-66537) or email hello@saniservice.com to schedule a comprehensive inspection.
