How to properly inspect for mold in AC ducts?« Back to Previous Page

The AC in my apartment in Jumeirah seems to be constantly damp and I keep finding small black spots around the vent in my bedroom. I wiped it away last month but it’s already come back, and I’m worried it’s spreading inside the ducts. What’s the best way to get a proper mold inspection done to find the source and stop it for good?

Visible regrowth around vents after cleaning indicates an active moisture source inside the system. In Dubai's climate, where ACs run constantly, condensation inside ductwork is a primary cause.

A proper inspection for AC duct mold requires more than a visual check of vents. The most effective method is a combination of visual inspection using borescopes to see inside ducts and surface sampling. Air sampling can also help determine if spores are being circulated. These samples must be analyzed by a microbiology lab to identify the mold species, as some types common in damp AC systems are more problematic than others.

For a case with recurring growth, a professional inspection is strongly recommended. They can identify the root cause, which is often a clogged condensate drain line, poor insulation on cold air ducts, or a over-sized unit causing excessive humidity. Dubai Municipality has guidelines on indoor air quality, and professionals should follow DM-approved methods for testing.

The goal is to locate the moisture source and the extent of growth. Once you have a lab-verified report, you can then proceed with targeted remediation of the ducts and correction of the moisture issue, which is the only way to stop it for good.
