How to properly remove mold in a Dubai villa?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots in the corner of our master bedroom closet, behind all the clothes. It's on the wall that faces the outside of the building. I'm worried it might have spread because my sinuses have been terrible this past month. What's the best way to deal with this properly in a Dubai villa?

First, isolate the area to prevent spores from spreading. Move the clothes and anything else porous (like cardboard boxes) out of the closet. Seal off the closet from the rest of the room with plastic sheeting if possible.

The wall-facing-outside location strongly suggests a condensation issue, which is common here due to the high humidity and constant AC use creating a temperature differential. The mold is likely growing due to moisture condensing on the cooler interior wall surface.

For a small area (under one square meter), you can clean it yourself. Wear an N95 mask, gloves, and eye protection. Do not use bleach, as it only lightens the color and doesn't kill the root structure. Instead, use a dedicated mold remover or a solution of white vinegar and water. Scrub the area thoroughly and let it dry completely.

However, given your sinus issues and the fact the mold was hidden behind items, it's very possible the infestation is more extensive inside the wall cavity. In Dubai villas, this often requires a professional inspection with a borescope to assess the wall's interior and identify the exact moisture source. Proper remediation involves containing the area, HEPA vacuuming, and antimicrobial treatment to prevent regrowth.

After removal, the critical step is addressing the moisture. This typically involves improving ventilation in that closet and potentially adding insulation to the external wall to prevent future condensation. A dehumidifier can also help maintain humidity levels below 50%, which inhibits mold growth. For health concerns, a professional assessment and possibly air quality testing are recommended to confirm the space is safe.
