The AC in my apartment in Jumeirah Village Circle has been leaking a bit of water onto the carpet below it, and now I’ve spotted a patch of black mold growing in the corner. I’m worried about it spreading, especially with the humidity rising again. What’s the most effective way to remove this mold myself and how can I stop the AC from leaking to prevent it from coming back?

The leak is the root cause, and Dubai's high humidity will ensure the mold returns if it's not fully resolved. For a small patch under 1 square meter, you can clean it yourself. Wear an N95 mask and gloves. Scrub the affected carpet area with a stiff brush and a solution of white vinegar or a dedicated mold remover. Dry the area completely with a fan immediately after cleaning; do not let it air dry.

To stop the leak, the most common fix is clearing the AC's clogged condensate drain line. Locate the PVC pipe leading from your indoor unit to the drain. You can try flushing it with a mixture of warm water and vinegar. If the leak persists, the issue could be a damaged drain pan, low refrigerant causing the coils to freeze and thaw, or a misaligned unit. These require a certified HVAC technician.

Preventing recurrence means controlling moisture. Ensure your AC unit is serviced at least annually, a standard practice here, to keep the drain line clear and the system efficient. Run the AC consistently to dehumidify the air, even when you're out, setting it to a reasonable temperature like 24°C. Consider using a dehumidifier in the room if the musty smell lingers.

If the mold has spread inside the wall or the AC unit itself, or if you experience persistent respiratory symptoms, a professional inspection is advised. They can use borescopes to see inside walls and lab testing to identify the mold species, which is crucial for assessing risk and verifying the cleanup was successful.
