How to remove and prevent AC wall mold in Dubai?« Back to Previous Page

Our AC unit in the master bedroom of our villa in Al Barsha has been dripping a bit of water, and now I’ve spotted these ugly black spots starting to form on the wall behind the curtain. It’s been extra humid the last few weeks and I’m worried it’s just going to get worse. What’s the most effective way to clean this off and prevent it from coming back for good?

That dripping water is a clear sign of condensation buildup, which is the primary cause of the black mold growth you're seeing. The high humidity we've been experiencing accelerates this. The most effective approach addresses both the immediate cleanup and the underlying moisture source.
For cleaning, wear an N95 mask and gloves. For non-porous surfaces like painted walls, scrub the area with a mixture of detergent and water. Avoid bleach, as it only removes the colour and can damage paint. For porous surfaces like drywall or plaster, the mould often penetrates deeply; cleaning the surface is only a temporary fix, and the affected section may need to be cut out and replaced. Preventing its return is the critical part. First, resolve the condensation issue. Ensure the AC drain line is completely unclogged—this is a very common problem in Dubai villas. Check that the unit's drip pan is not cracked or overflowing. Then, improve air circulation around the unit and along that wall; simply keeping the curtain open more often can help. Using a dehumidifier in the room, especially during peak humidity, can measurably reduce moisture levels. For a recurring or large-scale problem (over roughly one square meter), a professional inspection is recommended to identify the exact species and the full extent of the moisture intrusion. In many cases, the mould is inside the AC unit itself or the wall cavity, which requires specialised remediation to properly address and prevent it from spreading spores throughout your home. |
