How to remove and prevent mold in closet for good?« Back to Previous Page

We've lived here for 2 years and just noticed a few black spots appearing in the corner of our master bedroom closet where we store our winter clothes. It’s on the wall that faces the outside of our villa in Jumeirah. I'm worried it's going to ruin our stuff and spread. What's the best way to clean this and stop it from coming back for good?

Based on your description of the black spots on an exterior wall in a Jumeirah villa, you are likely dealing with a mold issue caused by a combination of factors common to the Dubai climate. The exterior wall is a key indicator; temperature differentials between the intensely hot outside and your air-conditioned interior create significant condensation within the wall cavity, providing the perfect moisture source for mold growth on the inner surface.

For immediate action on a small area, a solution of distilled white vinegar or a proprietary mold-cleaning product is more effective than bleach, which only removes surface discoloration. Wear an N95 mask and gloves. Scrub the affected area thoroughly. However, this only addresses the visible growth, not the underlying moisture problem.

To prevent recurrence permanently, you must identify and eliminate the moisture source. Given the location on an exterior wall, the most probable cause is thermal bridging and condensation. This requires a professional assessment. An expert will use tools like thermal imaging cameras to identify the exact points of condensation and moisture meters to determine the extent of penetration within the wall.

The long-term solution will involve correcting the insulation or vapor barrier on that specific wall to prevent condensation from forming. This is not a simple DIY task. Furthermore, improper cleaning can aerosolize spores, spreading the contamination.

For a definitive solution, I strongly recommend a professional inspection. Our certified team at Saniservice can conduct a comprehensive assessment to pinpoint the exact cause, contain the area to prevent cross-contamination, perform expert remediation, and provide a guarantee on the work.
