How to remove anf prevent mold after AC leak?« Back to Previous Page

The AC in my apartment seems to be leaking a bit of water onto the carpet in the living room, and now I’ve spotted a few black patches of mold growing along the base of the wall. I had maintenance fix the leak, but I’m worried the mold is still there behind the skirting board. What’s the best way to completely remove this and stop it from coming back, especially with our humid weather here?

The leak repair was essential, but the mold growth you see is likely just the surface indication. In Dubai's climate, the real concern is moisture that has wicked up into the drywall and soaked into the carpet backing and underlay. Simply wiping the visible spots won't address the hidden reservoir.

For a small, surface-level patch, a solution of white vinegar or a dedicated mold remover can be effective. Scrub the area, let it dry completely, and ensure the room is well-ventilated. However, given the location along the skirting board, the wall cavity behind it is almost certainly affected. The only way to completely remove it is to physically extract the contaminated materials. This typically involves cutting out and replacing the affected section of drywall and removing the water-damaged portion of the carpet and underlay.

To prevent recurrence, the primary goal is controlling humidity. After remediation, use a strong dehumidifier in the room for several days to draw all residual moisture out of the structure. Consistently run your AC, as it acts as a dehumidifier; keeping your apartment cool and the AC well-maintained is one of the best defenses against mold in this environment. For peace of mind, a professional inspection with moisture meters and thermal imaging can verify the wall and floor are completely dry before repairs are closed up.
