We've lived in our Jumeirah villa for two years and just noticed a bunch of black spots along the baseboards in the ground floor bedroom. It’s the room closest to the garden, and I’m worried the daily watering might be making the walls damp. What’s the best way to clean this existing mold and what can I do to the walls or garden area to stop it from coming back for good?

The black spots are likely mold feeding on moisture from the garden's irrigation. In Dubai's climate, this is common on exterior walls where daily watering and high humidity create persistent dampness.

For cleaning existing mold, wear an N95 mask and gloves. Scrub the affected baseboards with a solution of white vinegar or a dedicated mold-cleaning detergent. Avoid bleach, as it only removes the color and doesn't kill the roots. Dry the area completely with a fan after cleaning.

To prevent recurrence, the source of moisture must be addressed. Re-route garden sprinklers to ensure they are not hitting the wall directly. Check that your exterior wall has a proper waterproofing barrier; many older villas in Jumeirah lack this. Improve ventilation in the room by running a dehumidifier or ensuring your AC is set to a low humidity mode. Inspect the wall for cracks in the plaster or gaps around the baseboards that could be letting moisture in from outside, and seal them.

If the mold covers more than a few square feet or returns quickly after cleaning, the issue is likely inside the wall cavity. In such cases, a professional inspection with a borescope is needed to assess the hidden damage and develop a proper remediation plan, as surface cleaning alone will not be sufficient.
