How to remove bathroom mold and prevent it from returning?« Back to Previous Page

My bathroom in our Jumeirah apartment has had this musty smell for weeks, and I finally found black mold spots growing in the grout between the wall tiles. Even with the window open, the room never seems to fully dry out because of the humidity. What's the most effective way to kill the existing mold and what kind of sealant or paint should I use on the grout afterwards to prevent it from coming back?

Bathroom mold in Dubai is almost always due to high ambient humidity and condensation, especially in older buildings or bathrooms without proper ventilation. The most effective removal method depends on the extent.

For small, surface-level spots on grout, a simple but potent method is to spray undiluted white vinegar, let it sit for an hour, then scrub with a stiff brush. For more stubborn growth, a paste of baking soda and water can be abrasive enough to remove it without damaging the grout. Avoid mixing chemicals like bleach and vinegar, as this creates toxic gas.

Prevention is more critical than removal. After cleaning, the grout must be completely sealed. Use a high-quality, epoxy-based or penetrating grout sealer, which provides a waterproof barrier that mold cannot feed on. Repainting with a mold-inhibiting primer and a dedicated bathroom paint formulated for high-humidity environments is also essential.

However, if the mold has penetrated deeply behind the tiles or if it covers a large area (more than one square meter), professional assessment is strongly recommended. This indicates a persistent moisture issue, potentially from a leaking pipe within the wall, which DIY cleaning cannot address. In such cases, the wall cavity may need to be opened, dried, and treated to prevent structural damage and health risks from airborne spores. Given Dubai's climate, ensuring your bathroom's exhaust fan is functional and runs for at least 30 minutes after each shower is a non-negotiable step for prevention.
