How to remove black mold from carpet after AC leak?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle has been leaking a bit of water onto the carpet below the vent, and now I’m seeing these scary black spots spreading out from the damp area. I had maintenance fix the leak last week, but I’m worried the mold is still there underneath. What’s the best way to completely kill and remove this black mold from my carpet to make sure it doesn’t come back?

Black mold growth under carpets after an AC leak is a common issue in Dubai due to our high humidity and constant AC use, which creates condensation. The leak has been fixed, but the moisture trapped in the carpet pad and subfloor is the real problem. Simply cleaning the surface won't stop it from returning.

For a small, recent patch (under one square foot), you can attempt to manage it yourself. Wear an N95 mask and gloves. The carpet must be lifted to access the backing and subfloor. A wet/dry vacuum can extract standing moisture. Scrub all affected non-porous surfaces (like the concrete subfloor) with a detergent solution. Then, apply a dedicated antimicrobial cleaner formulated for mold—avoid bleach, as it doesn't prevent regrowth and can damage materials. The carpet and pad must be completely dried with industrial fans and dehumidifiers; open windows alone won't suffice in our climate.

However, if the black spots are widespread, have been present for more than a few days, or if there's a persistent musty odor, the mold has likely penetrated deeply. In these cases, cutting out and properly disposing of the affected carpet and padding is often the only way to ensure it's gone. This is a job for professional remediation.

Given the leak was onto carpet, a professional inspection is strongly recommended. They use moisture meters to find hidden dampness and can determine if the structural subfloor is compromised. Reputable firms in Dubai will provide before-and-after lab testing to verify the species and confirm the space is safe, which is crucial for peace of mind.
