How to remove black mold in Dubai villa and prevent it?« Back to Previous Page

We've lived in our Jumeirah villa for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet, on the wall that faces outside. It started to appear a few weeks after that period of heavy dew and humidity we had last month. I'm really worried about it spreading to our clothes and causing health issues, especially for my husband who has mild asthma. What's the most effective way to treat this myself to stop it from coming back, and should I be worried about a bigger problem with the building's insulation?

Good question, and a very common issue here in Jumeirah, especially after that humid spell we had. That heavy dew creates the perfect breeding ground for mold when it meets a cold surface, like an exterior wall.

First, safety: For a small patch (under 1 sq. meter), you can address it yourself. Wear an N95 mask, gloves, and safety glasses. For your husband's asthma, it's best he stays out of the area until it's fully resolved.

To treat it, don't just bleach it! Bleach only removes the surface color and doesn't kill the roots. In the UAE, we recommend a solution of distilled white vinegar or a proprietary mold remover from ACE Hardware. Spray it on, let it sit for an hour, then scrub with a stiff brush. Dry the area completely with a fan afterwards – this is the most critical step.

Now, to stop it coming back, you need to address the moisture. That patch on the exterior wall is a classic sign of a thermal bridge, where the villa's insulation is likely insufficient or has a gap, causing condensation inside the closet. This is a very common construction issue here. improving ventilation in the closet is key; leave the door open occasionally and consider a small moisture absorber like those from EcoBreathe.

However, given the location and the underlying cause, a professional inspection is highly advisable. The visible mold might just be the tip of the iceberg, and there could be moisture within the wall cavity itself. We use thermal imaging cameras to pinpoint exactly where the insulation is failing and where moisture is trapped, which is invisible to the naked eye.

For a proper assessment to protect your family's health and the building's integrity, I'd recommend calling our specialists. We can provide a full report compliant with Dubai Municipality's health and safety standards.
