How to remove black mold on exterior wall in Dubai?« Back to Previous Page
|
We've lived here for 2 years and just noticed a bunch of black spots spreading on the wall behind our bedroom wardrobe. It's on the wall that faces the outside of the building, and I'm worried it got worse after all the heavy dew we had last week. What's the best way to get rid of this for good in Dubai's climate, and should I call the building management first or just handle it myself?

That black mold behind your wardrobe is a classic Dubai issue, likely caused by thermal bridging. Your exterior wall gets hot, but your air-conditioned bedroom is cool, creating condensation inside the wall cavity—especially during high humidity. The recent dew accelerated it.
Call your building management first. Under Dubai's Strata Law, the building's external envelope and common structure are typically their responsibility. They need to inspect the wall's integrity from the outside for cracks or failed sealants that are letting moisture in. Simply cleaning the interior spot is a temporary fix if the water ingress isn't stopped. For a small area (less than one square meter), you can clean it yourself with a diluted vinegar or hydrogen peroxide solution. Wear an N95 mask and gloves. However, if it has spread behind the wardrobe or covers a larger area, a professional inspection is wise to assess the extent within the wall. They can use moisture meters and borescopes to check for hidden growth. The permanent solution involves the building management sealing the external leak and a remediation team properly removing the contaminated materials. In our climate, applying an anti-microbial coating after repair can help prevent recurrence. Ultimately, fixing the root cause—the condensation point—is key. |
