How to remove mold from AC and walls permanently?« Back to Previous Page

The AC in my apartment in JLT seems to be making this damp, earthy smell stronger, especially when it kicks on. I've noticed small black spots starting to form along the bottom of the wall behind my bedroom wardrobe. The dehumidifier runs constantly but doesn't seem to be winning the battle against this humidity. What's the most effective way to treat this existing mold and stop it from coming back for good?

The damp, earthy smell and visible black spots indicate active mould growth, a common issue in Dubai due to high humidity and constant AC use. The most effective approach requires treating the current infestation and addressing the source of moisture to prevent its return.

For the wall, scrubbing visible mould with a microfiber cloth and a solution of detergent and warm water can remove the surface growth. However, this is a temporary fix if the underlying cause isn't resolved. The wall cavity behind the wardrobe is a prime location for condensation and hidden mould growth due to poor air circulation, which your dehumidifier cannot reach.

The AC unit itself is likely a significant contributor. The evaporator coils, drain pan, and ductwork can develop mould from condensation, which then spores throughout your apartment every time the unit turns on. This requires a professional deep clean of the entire system, not just the filters.

Permanent prevention means controlling humidity at its source. In JLT, this is almost always due to condensation from poorly insulated cold walls meeting warm, humid air or a fault in the AC system not effectively removing moisture. A professional inspection can identify the exact source—whether it's insufficient AC runtime, an undersized unit, a clogged drain line, or lack of insulation on cold walls.

Once the moisture source is identified and corrected, remediation involves physically removing the contaminated materials if necessary and applying antimicrobial treatments. For a case with visible growth and a persistent odour, a lab test is often recommended to identify the mould type and verify the cleanup was successful.
